Q: WHAT TYPES OF APARTMENTS ARE OFFERED?
A: One-bedroom, Two-bedroom and Three-bedroom cottages.
Q: WHAT IS THE PET POLICY?
A: We are a pet-friendly community with no breed or size restrictions! Please note that we require a refundable pet deposit of $200, a non-refundable deposit of $200, and monthly pet rent ($30/cat, $45/dog). We also require pet registration as part of the application process. A maximum of two pets is allowed per household.
Q: IS PARKING AVAILABLE?
A: Yes. There's a free surface lot. Covered parking fees vary: $95 for attached, $65 for detached.
Q: IS SUBLETTING ALLOWED?
A: No, sorry.
Q: IS THERE WI-FI?
A: Residents are responsible for in-home internet service.
Q: CAN I RESERVE AN APARTMENT ONLINE?
A: Yes, we encourage you to start your online application to reserve your apartment today.
Q: DO I NEED RENTERS INSURANCE?
A: Yes, renters must maintain liability coverage during the tenancy. We encourage you to use our preferred partner, Resident Shield.
Q: WHAT TYPES OF LEASE TERMS ARE AVAILABLE?
A: Generally, 12-month lease agreements are available, but we can offer flexible lease terms.
Q: ARE THERE OCCUPANCY LIMITATIONS?
A: Generally, a maximum of 2 occupants per bedroom is allowed. Our 3 bedroom units allow for 4 occupants total.
Q: IS THE BUILDING SMOKE-FREE?
A: Yes, we are a smoke-free community.

Q: WHAT PAYMENT IS REQUIRED TO RESERVE AN APARTMENT?
A: To reserve an apartment, an application and $300 holding fee will be required.
Q: WHAT UTILITIES ARE INCLUDED IN THE RENT?
A: Water/sewer, and refuse are included in the rent. The resident is responsible for heat, electricity, cable TV, phone, and internet. A $4.25 utility billing fee/mo will automatically be applied to your account.
Q: MY INCOME VARIES - HOW DO I KNOW HOW MUCH I MAKE?
A: Look at your last six pay stub's gross earnings. Add all six up. Divide the total amount by six to figure out how much income you make per pay period. Multiply that number by the number of pay periods per year. If in doubt, give us a call and we'll help prequalify you!

Q: WHAT IS INVOLVED IN THE APPLICATION PROCESS?
A: A $50 non-refundable fee is required to process your application. A $300 earnest money deposit will also be held until your application is approved, which will go toward your security deposit. The total deposit is $1000, with the remaining balance due at move-in. Applicants will be pre-screened for credit, rental history, and public records. If the application is canceled within 72 hours of being approved, the earnest money will be refunded. The earnest money is non-refundable after 72 hours. Should an applicant not meet the eligibility requirements, the $300 earnest money deposit will be refunded.
